Sell Your House on Purpose  My #1 belief is SPARKLE:

The best way to explain that is if you have a faucet (regardless of its age) or a mirror and it is sparkling when the light hits it and the people walk through your home there first impression is 'clean & well taken care of'.  That is exactly what you want to accomplish! This is for both exterior and interior, because if there is NO curb appeal they may never get out of their cars.  Decisions are generally made at focal points: The curb, the front door, the entry when they first enter your home, and the kitchen.   From there the main living space, dining area, master bedroom, basement, garage, then the yard.  IF the buyers should have a large family or do a great deal of outside entertaining the yard may prove to bear a much stronger decision.     

Positive reaction:

The reaction to your home will depend on their comfort level as they pull up and walk in to get their first view.  When in doubt about paint-paint it!  Do your best to remove clutter, excess items on the wall and above all be certain it is clean!  This can make or break a decision to write a contract on many occasions.  Nobody likes to clean someone else's mess.  

Plain and simple:

If something is in disrepair, fix it.  It will be addressed at some point, either up front or in an inspection, so save yourself the headache and perhaps raise the offered price.  Once your home is at the very best you can make it, then you want to place it on the market.  When you do determine you are ready walk through as if you were the buyer looking for the first time.  Also, realize that if you will listen to the realtor, who does this every day of the week, and price it right you will have less stress and walk away much more content than trying to negotiate later after the house has set on the market and your frustrations are high!  

Finding a Realtor:

In determining who will work the very best for you look at what the agent truly does for their clients.  Are their colored brochures available?  What type of advertising is done in addition to putting the listing in the MLS.  Will they consider doing open houses?  If someone calls from the sign, are they willing to meet that person and follow up.  Is it smoke and mirrors, or will they provide you with references of past clients? You also want to feel comfortable with your agent, as you will be spending a great deal of time working with them.  This is your HOME.  You want it in good hands that you feel good about!
